Inclusions

1.    Construction on a level site, free from vegetation.

2.    Allows for Surefoot foundations.

3.    Construction of Subfloor, Structural Flooring & Flashing, Walls, Windows, Doors, Tiedown, Roofing.  

4.    Guttering & Downpipes to Ground Level only.  Connection to discharge point by others.

5.    Decking areas up to those listed above with one steel stringer stair up to 3 trends in height.

6.    Installation of internal timber floating floor – interlocking planks.

7.    QBCC insurance.

8.    Assumes good site access for delivery & materials delivered near build location.

9.    Construction as 45mm wall thickness.  80mm wall thickness adds 6% to above pricing.

10.  Waste removal.

 

Exclusions

1.    Building setting out (The BA often requires a form 12 from a licenced surveyor).

2.    Site soil test and Site contour plan, Council Fees / Private certification.

3.    Installation of handrails.

4.    All earthworks including demolition.

5.    Plumbing, electrical, kitchens, bathrooms, tiling (incl waterproofing), painting and landscaping.

6.    Any accommodations & travel costs.

7.    Site facilities.

8.    We can complete all other items using our network of trades at the following rates: 

•       Project Management time to organise & BBA labour as required.

•       Subcontractors & Materials:  Cost plus 14%.

•       BBA labour rates (excluding GST):

•      Project Management = $85 per hour.

•      Two-man team = $140 per hour.
